Two operatives cleaning a newly renovated flat and peeling film from a window

Post-construction and post-renovation cleaning

Construction dust settles three times before it stops. So the job runs in three passes, ceiling down — not once, hopefully.

After the trades leave, the space looks finished. It is not. Plaster and sanding dust is fine enough to stay airborne for hours and settles in waves. Anyone who cleans once and leaves has handed you a room that will be white again by morning.

Three passes, ceiling down

The first pass is rough: leftover material, tape, stickers on joinery, protective film and heavy debris. The second is detailed: ceilings, walls, edges, radiators, light fittings, switches, ventilation grilles, the inside of every cupboard and drawer, glazing on both sides, reveals and frames. The third comes at least twelve hours later, once whatever was airborne during the second pass has landed.

The order never changes and always runs top down. Reverse it and the floor gets cleaned twice and still fails handover.

Where the work actually is

Cement, plaster and silicone residue on glass and tile does not come off with an all-purpose spray. It comes off with a blade at the right angle and patience. Paint on parquet, adhesive on tile, mortar on aluminium joinery — each has a method, and each is easy to damage permanently by guessing.

Handover, not hope

For fit-outs we work to your snagging list and walk the space with you or the contractor at the end. If a line is disputed, we redo it before we invoice. On projects with a landlord handover deadline, that final walk is the whole point of hiring a cleaner rather than asking the site team to sweep up.

When to call us in

After every dust-producing trade has finished, and before furniture arrives. Once units are in place, dust gets into drawers and upholstery and the job becomes longer and dearer. Where the works are phased, so are we.

Waste

Light construction waste, packaging and film go with us. Rubble and larger volumes are a separate line agreed in advance — different transport, different disposal, different price. We would rather have that conversation before the skip than after.

Questions we get

How long does a 60 m² flat take?

Usually two working days, because of the third pass after the dust settles. A single day is possible, but the dust stays.

Do you take away rubble?

Light waste and packaging, yes. Rubble and bulk material is a separate line: different transport and disposal, agreed before we start.

Can you clean while trades are still on site?

We can, in phases. But the final clean only counts once nothing is still producing dust.
