Operative deep cleaning office carpet with a hot water extractor

Carpet, upholstery and mattress cleaning

Hot-water extraction, not surface wetting. Soil comes out of the fibre instead of moving further into it, and the fabric dries in hours rather than days.

An office carpet rarely looks dirty. It looks tired. Colour sinks, the pile flattens, and traffic lanes show a line no vacuum will lift. That is not surface dust — it is years of soil that has worked its way to the base of the fibre.

Extraction, not wetting

We use hot-water extraction: solution is injected into the pile under pressure and drawn straight back out with the soil in it. The difference against brushing and air-drying is not cosmetic. Extraction removes soil; wetting redistributes it and leaves a residue that attracts more.

Before anything touches the fabric we check the fibre composition and colourfastness on a hidden section. Wool, viscose and some blends do not behave like polyester. Skipping that check is the fastest way to turn one problem into two, and it is the step most cheap quotes leave out.

Upholstery and mattresses

Task chairs are cleaned the same way, with tighter control of moisture — too much water reaches the foam and then takes days to leave it. Mattresses are treated dry or low-moisture, with ozone available for odour and dust mites.

What we tell you before we start

Coffee, ink, blood, wine and grease each need different chemistry, and each is treated separately. Where a stain is unlikely to come out completely, you hear that in advance. Old marks that have already been attacked with the wrong product are frequently set in the fibre for good. You are better off knowing that before the invoice than after it.

Drying and access

With the right flow rate and airflow, carpet is dry in four to six hours. So we work afternoons or weekends: your team walks into a finished floor on Monday, not one that is still drying. For serviced buildings we coordinate with building management on access and lift booking rather than leaving that to you.

Questions we get

How long does it take to dry?

Four to six hours with airflow. Done in the afternoon, the space is ready for the next working morning.

Will every stain come out?

No. Old marks already treated with the wrong product are often permanent. You hear that before we start, not on the invoice.

Do you need the room emptied?

No. We move light furniture and put it back. Heavy units stay where they are and we work around them.
